This property consists of one contiguous parcel of deeded land with approximately 720 acres BLM permanent lease range land adjacent on the north. It is about 10 miles north of Weiser, Idaho just west of Highway 95. It is less than 1 hour from Ontario, Oregon, and within 1.5 hours of Boise, Idaho.
It is about 7 miles long and about 1.5 miles wide.
Has been used historically as a cattle/sheep ranch. In the last 20 years, it has been used to pasture 800 to 1,100 yearlings from April 20 to August 1, or 300 cow-calf pairs from April 20 til November 1. It has not been pastured in the last year.
This parcel offers dramatic, sweeping views of southern Idaho and eastern Oregon. There are elk, deer, bear, quail, chukar, turkeys, huns, blue grouse, ruffed grouse and all manner of wildlife present. The hunting is outstanding. The owner of the land qualifies to apply for the landowner lottery drawing for 2 Landowner Appreciation Permits for elk.
There are over 2.5 miles of frontage on Mann’s Creek, a year round stream that flows into Mann’s Creek Reservoir. This body of water is within a half mile of the property line. Monroe Creek and Chicken Creek are also present within the property boundaries. There are nine stockwater reservoirs scattered throughout. Water is no more that 1/2 mile from any point on the ranch. There are stockwater rights included.
Access to the ranch is from county roads along the east and west sides. The layout of the property, with only two road entrances, makes controlling trespass easy compared to many other large parcels. The more than 28 miles of perimeter fence is being re-built and, where necessary, replaced. It should be completed fall of 2008.
The elevation of this property ranges from 2,500 feet on the south end to about 4,600 feet at the north end. The lower elevations are dominated by annual grasses with some sagebrush and bitterbrush. Mid and upper elevations are dominated by native bunchgrasses, sagebrush and bitterbrush with patches of mountain brush. The higher elevations also have patches of aspen, cottonwood and Douglas fir. Willow-hawthorn riparian zones are abundant throughout the ranch (over 10 miles of riparian habitat).
There is a set of corrals and an old sheep shearing shed. A two track road system provides good dry-season access throughout the property.
If you appreciate the high mountain ranch country of the west, you will love this property. It offers great hunting, magnificent views and a quiet, peaceful setting. It is within an hour and a half of the airport at Boise, and, when you are there – it is as though you are worlds away from the hustle and bustle of the real world.
