This property consists of one contiguous parcel located between Blackfoot and Pocatello, Idaho, on the west side of the Snake River. It features 2 miles of continuous frontage on the Snake River. One mile is deeded and one mile is permanent BLM lease land. The BLM lease land consists of 140 acres and is adjacent to the 585 acres.
Of the 585 +/- acres, approximately 450 acres are currently in production. One of the owners tells me another 30 +/- acres could be irrigated. The balance of the acres consists of wetland and dry grazing land along the river.
The farmland is currently leased to a local farmer. It is producing potatoes, sugar beets, grain and alfalfa. He would most likely be willing to continue the lease.
There is something over $200,000 income remaining on a gravel contract with the county road district. The owners say there may be as much as another $4,000,000 plus of gravel available for sale if a new owner were interested in marketing it. The land could be reclaimed and planted to pasture. This would not affect all the cropland. Mining the gravel would not affect the wetland area.

The property is serviced by three irrigation wells. It also has water rights/shares in the local irrigation canal district.
The land is sprinkler irrigated. There is one full circle pivot, one half circle pivot and the remainder is irrigated with wheel lines and hand lines.
The wetland/wooded area along the river is quite scenic. There is a large eagle’s nest present. Eagles, deer, pheasant, ducks, other wildlife abound. Fishing is also good. The land across the river is Indian Reservation land and will most likely never be developed. Mountain peaks of a little less than 8,000 feet can be seen in the distance.
A new owner could have their own private retreat on this property. When you are here, it is as though you are in another world. Even so, airports are readily available at either Pocatello or Idaho Falls – each about 45 minutes away. Downtown Pocatello is about 30 minutes away by automobile.
