This property consists of three parcels located within 4 miles. (See map) It is located approximately three miles west of Richfield, Idaho. It includes 640 acres of BLM permanent lease pasture which is in addition to the 4,260 deeded acres. It is a very rural, quiet setting on gravel roads with a small frontage on a paved state highway. It is approximately an hour to Sun Valley, about 2 hours to Boise and less than an hour from Twin Falls. The north end of the property is about 10 miles from the site of a proposed new regional airport to serve the Sun Valley area. From the 4,800 ft. elevation butte at the north end of the property, one can enjoy a panoramic view of the Sawtooth and other central Idaho mountains to the north, east and west. This would be a great property to place money in for future appreciation.
There are 2 full pivots that are four years old and another full pivot that is two years old. An additional new, full pivot was installed in the spring of 2008. A new owner would assume the FSA payments remaining on these pivots. There are 967 shares in the irrigation district servicing this ranch. The owner says that over the years they have irrigated as many as 1,600 acres of the ranch. However, there are not enough shares to irrigate this much in a given year. He says that in a good water year they can irrigate up to 1,100 – 1,200 acres via sprinkler. The three pivots currently in place are pressurized via gravity – no pumping bill. The owner says that all the irrigatable portions of tracts #1 & #2 (see map) could be irrigated via gravity pressurized sprinkler. There is an irrigatable portion of tract #3 that does need a pump.
The ranch has not been actively farmed for several years. It has been rented to some local cattlemen who have used it for grazing. The two year old pivot was planted to a new alfalfa crop in 2007 by the owner. A large portion of tract #1 has only been sporadically irrigated from a ditch by the renters. Some of the pictures I have included are from when the farm was actively farmed by the owner. The farmland is productive and has raised potatoes, dry beans, alfalfa, pasture and wheat.
160 acres which front the state highway are zoned A-5, which allows for some development.
There are two small, older homes on the property. There is a small feedlot facility and two good grain bins.
Current annual taxes are $4,500.
Current annual water cost is approximately $24,200.
