This ranch consists of approximately 1700 deeded acres of which apx 440 are tillable dryland acres and 1270 are native range land grazing acres. Included are approximately 2000 acres of BLM permanent lease grazing acres and shares in a grazing association on 3600+ acres of state permanent lease grazing land.

The BLM grazing is based on 142 aums and dates run from April 15 thru October 15 annually. The property is fenced on the private parcels as well as the BLM lease land. The State of Idaho lease lands allow for 68 head from June 1 thru October 1 annually. The number of acres to which these grazing rights are attached is approximately 3600+. The perimeter of the state lease acres are controlled by a combination of fences and natural barriers. This area generally runs from the deeded acres and BLM acres on the west through the Marsh Creek Valley and up to the top of the 8000 and 7600 foot peaks to the east. The total of the deeded, BLM and State lease land offers one contiguous unit of approximately 7300 acres.

An 80+/- acre parcel of the deeded acres lies away from the other acres to the north. (see map) They are within/adjacent to the land affected by the state lease acres. Access to the deeded 80 acre parcel is through the state lease land. Access is along more than 2 miles of Marsh Creek, a year round stream. The state lease acres are on both sides of Marsh Creek. The 80 acre parcel is heavily timbered with Douglas Fir. The remnants of an old cabin and an old 2 seater outhouse are present. The story is that back in the day, a moonshine still was operated at this location.

There are 3 springs deeded to this property. 2 are located on the deeded acres and one is located on the BLM lease land and piped. One of the springs on the deeded acres is the origin for a small, year round stream.

There are 4-wheeler trails that run through this property and emanate from it throughout the adjacent public lands. It is used, but not a popular, heavily used system.

Elk and deer inhabit the property, providing excellent hunting.

The ranch offers a nicely maintained, 1800 sq ft modular home – 3 bedrooms, 2 baths, office, family room and formal dining area. A shop and set of corrals are also present.

The cropland and grazing could be leased if a new owner did not want to operate the ranch.

This parcel would make a magnificent hunting/recreational retreat for an individual, family or organization. It would also be great for a retreat or youth camp facility.

The ranch is within 4 miles of Downey and about 3 miles of the Downey/Hyde Memorial Airport (Code U58). This airport offers a 3,550 foot paved runway in good condition. It stands at 4,906 ft elevation. Downey is about 45 minutes south of Pocatello, Idaho, via Interstate 15. It is about 1 hour 45 minutes north of Salt Lake City, Utah, via I-15 and I-84.
